For decades, the residential real estate industry has espoused the benefits of the provision of client level/fiduciary duties for those in the process of buying and/or selling a home. However, as explained in a 2019 publication entitled “The Agency Mess”, for those same many decades, there has been a great deal of consumer confusion relative to how all of that is supposed to work.

Having seen that confusion, firsthand, as a lawyer, I figured that there had to be a way to cure that problem. That is why my wife, Diane and I founded PRAEDIUM Real estate Services in 1995.

At PRAEDIUM, we believe in clarity of roles and transparency of process for each one of our clients. We NEVER engage in Dual Agency! Much like a law firm operates, PRAEDIUM will NEVER represent opposite sides (e.g. seller-buyer) in the same transaction.

As further detailed in the “Buying” portion of our website, we always have your back. We are a member of the West Penn Multi-List, which allows us to have up to the second access to all that is listed for sale within the Metropolitan Pittsburgh area. Further, should a client be interested in a FSBO (For Sale by Owner), the way our company works, we are happy to help with the purchase of this level of inventory as well.

When selling, we have your back as well. While the “Selling” portion of our website explains in more detail, as your LOYAL ADVOCATE, your PRAEDIUM agent is always looking out for your best interests.

Perhaps where our commitment to being faithful to the fiduciary duty of LOYALTY finds itself most important is when you are both buying and selling simultaneously. According to one recent analysis, almost 75% of those in the market to purchase a home also have a house to sell at the same time.

Since our founding in 1995, PRAEDIUM has represented clients all over southwestern Pa. From the 90 neighborhoods of the City of Pittsburgh to the various urban, suburban and rural communities of Allegheny, Armstrong, Butler, Beaver, Lawrence, Somerset, Washington and Westmoreland counties, we have always been a LOYAL ADVOCATE for every client.

While other real estate companies have been trying to navigate agency relationships through Dual Agency, Designated Agency, Transactional Brokerage, etc., PRAEDIUM has remained steadfastly committed to representing the fiduciary interests of our clients.
