This would typically stem from the fact that, generally unbeknownst to the buyer, the agent who was “showing” them homes, even those listed by another company, was legally representing the interests of the seller for EVERY home the buyers saw.
The buyers would be left out on their own; left with no professional advice concerning what offer to make; how far to go in negotiating; what financing to choose; how to handle the results of a home inspection to their advantage, etc..
That is why, in March 1995, my wife, Diane and I founded PRAEDIUM Real Estate Services. PRAEDIUM is unique, as it is the ONLY Exclusive Buyer Agency (EBA) in Southwestern Pennsylvania.
An exclusive buyer agency is one that never represents the interests of sellers through the listing of homes for sale. In listing a home for sale, a real estate agent, as well as that agent’s ENTIRE company, represents the fiduciary interests of any and all of those sellers. Not one PRAEDIUM agent takes a listing. Yet, we have access to all of the listed properties, since we are a full member of the West Penn Multi List.
Other area agencies offer other types of “buyer agency’. Since those real estate companies also represent the interests of sellers through the listing of homes for sale, the likelihood for a conflict of interest ( aka “dual agency” ) is very high. Indeed, dual agency is very much like the same law firm representing opposite sides in a contract negotiation.
PRAEDIUM’s mission is to work to save buyers time, money and peace of mind in the purchase of real estate. It is our specialty. By making PRAEDIUM devoid of the provision of listing and marketing services in the sale of real estate, we virtually eliminate the likelihood of a conflict of interest ( “dual agency”).
AS a result, PRAEDIUM can provide buyers with unfettered access to knowledge, advocacy and expertise concerning the purchase of a home. Clients hire us to be an advocate and counselor, not unlike hiring a law firm. Diane and I wanted to create the safest haven possible for buyers to know that, from initial search, through closing, PRAEDIUM would be there for them and on their side. Creating PRAEDIUM as an exclusive buyer agency was and is the only way to achieve this result.
PRAEDIUM is a member of the West Penn Multi-List, which allows PRAEDIUM to have up to the second access to all that is for sale within the Metropolitan Pittsburgh Area. However, since none of the listings are originated through PRAEDIUM, a PRAEDIUM client can rest assured that s/he will be fully represented in every house seen. Further, should a client wish to purchase a FSBO ( For Sale By Owner ) which is NOT listed through the multi-list, PRAEDIUM can represent a client with regard to that as well.
The company’s headquarters are located near the center of the Pittsburgh region, atop the Mt. Washington neighborhood of the City of Pittsburgh. From this regionally centralized locale, PRAEDIUM has represented buyers throughout Southwestern PA.. ; from the various 88+ neighborhoods of the City itself, to the urban, suburban and rural communities of Allegheny, Armstrong, Butler, Beaver, Lawrence, Washington and Westmoreland Counties. PRAEDIUM is the only area agency that is a member of the National Association of Exclusive Buyer Agents (NAEBA).
While area real estate companies are trying to incorporate buyer agency into the old way of doing business, through Dual Agency, Designated Agency, Transactional Brokerage, etc., PRAEDIUM remains steadfastly committed to representing the fiduciary interests of our clients through the entire home buying process.
