"Work with a buyer's
agent who is experienced in new home sales and construction as opposed
to a regular real estate agent, this way your interests-not those of
the seller-are represented," says Martin Turk, author of The
New Home Buyers Guide. "Whether you already have a
builder in mind that you want to research, or if you're still
searching for one, a buyer's agent can help."
Often, it is with new home
construction that clients need the help of PRAEDIUM
Real Estate Services more than ever. Indeed, new home
construction is generally a poor investment decision in this market
area. Keep in mind the eventual dollars spent by you, the buyer, are
merely a product of the amount of money the builder wants to be paid;
not necessarily what the home is actually worth. RARELY does cost
equal market value!
Should building anew still
be your goal, PRAEDIUM
Real Estate Services will assist you in selecting from the
numerous builders in Metropolitan Pittsburgh, to
help you find the best quality construction, at the best price
possible, then let you make the choice. Prices of new home
construction can vary greatly from builder to builder. It pays
to shop when building a new home, even more so than when looking at
already built homes. As your exclusive buyer agency, we will
always be looking out for your best interests.
We strongly recommend that
you hire a certified home inspector when building a new home.
Builders have been known to cut corners if they think that you won't
know the difference. When you hire your own inspector to watch
the job along the way, you will have a much better chance of getting a
home where corners have not been cut.
Be aware that when buying
a new home, what you see isn't necessarily what you get. When
you go into a model home where the builder or developer has to build
your home, remember that these "model" homes are often
loaded with options and upgrades. Buyers don't always understand
that all of these things aren't automatically included in the price of
Also understand that using
a builder's contract means you are bargaining on "their
terms." Builders' contracts are often heavily loaded in
their favor. Most builder contracts specify that the builder has
the right to substitute materials. Also, most builder contracts
have a provision that allows for late delivery, sometimes they don't
even guarantee a delivery date at all! These are just some of
the many reasons why we believe that you need representation when
looking to buy or build a new home probably even more so than when
buying an existing home.
